Renting with bad credit?

me and my boyfriend are applying for an apartment. it's a little different of a situation though. my parents split up for a short while and my dad has the apartment in his name. he has perfect credit so he didn't pay a deposit or anything. well now he's back with my mom and wants me and my boyfriend to rent the place. so we have to apply for the lease, etc.... we have already told her that we will most likely have to pay a deposit because we both have horrible credit, but we both make way more then enough money to afford the place. if we dont get approved on our own my dad with perfect credit will co-sign for us. with a co-signer do you think they'll approve us?
